The Financial Consumer Agency of Canada has released new guidelines urging banks in Canada to take steps to help mortgage holders that are finding it difficult to cope with the rapid increase in interest rates.
The guidelines recommended many measures, which include waiving fees for lump sum payments or pre-payments to lessen the debt burden and facilitating the sale of properties to repay loans fully. Also, banks are advised to explore options for decreasing borrowers’ monthly payments by extending the repayment timeline.
The Canadian agency stated that the current economic challenges in the country, defined by high household debt, rising cost of living, and higher interest rates, are making it hard for many mortgage holders to fulfil their regular payment obligations. So, the new guidelines seek to address the difficulties encountered by homeowners and make sure that banks proactively help customers in financial distress.

Recently, Canada encountered one of the most sudden interest rate hikes in its history after the Bank of Canada raised its benchmark rate swiftly to tackle inflation. This has had a great impact on mortgage holders, especially those with variable-rate mortgages.
With interest rates increasing, the fixed payments of many borrowers are no longer sufficient to cover monthly interest charges, thereby resulting in negative amortization. Canadian banks have discovered an increase in such mortgages and extended the expected loan repayment period to over 30 years.
The new guidelines put pressure on Canadian banks to provide more support to customers encountering financial strain due to rising interest rates. The recommendations include not charging interest on the unpaid portion of accumulated interest, waiving internal fees, and offering reasonable timeframes for mortgage repayment. Also, the guidelines emphasize the importance of informing borrowers about the implications of extending their debt over a longer period.
